NEWPORT BEACH | AROUND NEWPORT | OCTOBER 30, 2026
Some homes blend into the Newport Beach boardwalk. The house at 2600 W. Ocean Front does the opposite.
Its two-story stone exterior, warm teak and wood details, and broad balconies make it hard to miss. Large windows face the ocean, while a covered beachfront patio opens toward the sand. The home feels spacious and impressive, but its natural materials and tropical details give it a relaxed, Hawaiian-inspired character.
Wood accents bring warmth to the stone façade, while the covered outdoor spaces make the beach feel like part of the home. Agaves and other plantings soften the low stone wall. A small plaque near the entrance reads, “Don’t analyze your pleasures.”
Newport has a way of making the point for itself: the ocean is out front, the patio is in the shade, and nobody needs to turn a good afternoon into a research project. Call it QTR—quality time remaining. The house seems built to spend some of it well.
The home was designed by its owner, a Bigtime Newport Local. His personal vision shows in the way the house opens toward the beach and in the mix of stone, teak and outdoor living space. The story here, though, is the house itself: a distinctive piece of the Newport boardwalk that manages to feel both grand and comfortable.
City and California Coastal Commission records show the project combined the lots at 2600 and 2602 W. Ocean Front. Approved plans called for a home of about 4,451 square feet; a later permit listing records a new residence of about 4,486 square feet. From the patio, the design seems to pull the beach right into the living space. From the boardwalk, the home’s stonework, wood accents and broad frontage make it hard to mistake for anything else.
Newport has no shortage of beautiful oceanfront homes. This one has a look and feel shaped around its place on the boardwalk—and the kind of design that stays with you after you’ve walked past.
